The PSN group has withdrawn from the project for the development of the residential quarter Sreda: the third and fourth stages of the complex on Ryazansky Prospekt, as well as two towers of the second stage, will be completed by the Arkhangelsk-Petersburg group "Akvilon". This was told by a Kommersant source in the real estate market and this was confirmed by the parties to the transaction.

The structures of "Aquilon", judging by the Unified State Register of Legal Entities, are controlled by the deputy of the Arkhangelsk City Duma Alexander Frolov and the developer Alexander Rogatykh. The group builds housing in Arkhangelsk, St. Petersburg, the Leningrad region and Moscow. PSN announced the construction of a 19-hectare residential quarter Sreda back in 2015, promising to also build a kindergarten, a school, as well as office and retail space. As a result, PSN did not manage to build social infrastructure, but transferred to the new owner of the plots "the obligation to build a school for 825 children and a kindergarten for 300 children," the PSN reported. They added that within the framework of the quarter, PSN built and put into implementation 233.5 thousand square meters. m of real estate. Until the fall of 2019, PSN belonged to businessman Dmitry Ananiev, until he transferred the shares of the company to his wife Lyudmila. At the end of 2017, Mr. Ananyev, along with his brother Alexei, lost their main asset - Promsvyazbank. After that, PSN began to actively sell its real estate. For example, in 2019, the group negotiated with Huawei on the sale of the Novospassky business center on Derbenevskaya embankment and a plot in Maly Levshinsky lane in the center of Moscow, and also closed a deal with Stone Hedge for the sale of a land plot on 1st Yamskiy Pole Street near Belorussky railway station.

PSN denied rumors of a sale, explaining possible deals by getting rid of non-core assets. The group's website indicates that it is now completing the Domashny complexes in Maryino, Grinada in Northern Butovo and Pravda in the Begovoy district. Colliers International partner Vladimir Sergunin doubts that PSN will have new projects. Judging by the current strategy, the owners of the developer have lost interest in business development in Russia, he said.

On the contrary, Akvilon plans to increase its presence in Moscow, now its portfolio includes about 380 thousand sq. M. m of real estate, they say in the group. Olga Shirokova, director of the consulting and analytics department at Knight Frank, believes that it is quite justified for nonresident developers to enter new markets by acquiring queues in the complexes under construction: this way you can “sit down” on the existing image of the project without attracting extra funds to promote a new site. An advantage can be called the presence of already commissioned houses in the complex, says Ms. Shirokova.
